Properties within Alpine Meadows will enjoy a system of paved roads and
bike paths. Several large and small tracts of open space will be preserved
or landscaped: in some areas these will be for public recreation, in
other they will serve as wildlife migration corridors. Property owners
will be part of the Alpine Meadows Home Owners’ Association, where
the annual dues will pay for road maintenance, including snow plowing
and repairs of common roads, as well as continued up-keep of the open
spaces.
Each lot will have immediate access to utilities. Telecommunications
will be provided by SilverStar Communications. Water and sewer will be
provided by NorthStar Utilities. Utility rates are not included in the
home owners’ dues.
The Design Guidelines and CC&Rs
provide flexibility to lot owners while still ensuring that the neighborhood
retains its community
appeal. For example, these rules also restrict the time that large vehicles
may be parked in the neighborhood and preclude horses from being stabled
on the property. However, independent storage units and stables are within
walking distance.
The north side of the development will include some commercial spaces for ‘mixed’ use.
These units are not yet for sale, but efforts will be taken to promote
occupancy by tenants who offer goods or services that complement the neighborhood.
Alpine Meadows is 36 miles south of Jackson on newly renovated Highway
89 through scenic Snake River Canyon. A public ‘express’ bus
has recently commenced operation between the two towns for those who commute
to the Jackson area. Jackson also has an airport with year-round service
to several large cities in the region, including Salt Lake City and Denver.
The town of Alpine contains several restaurants, a large, modern grocery
store, and many other commercial operations. The towns of Thayne and Afton
to the south contain additional, larger commercial districts.
Alpine Meadows is situated within walking distance Palisades Reservoir,
which offers world-class fishing and other water sports.
Northern Lincoln County and nearby Teton and Sublette Counties are renowned
for their natural beauty and numerous wildlife. From hiking and hunting
to snowmobiling and skiing, the wilderness around Alpine has recreation
and scenery for everyone.
